These Terms of Service ("Terms") govern your access to and use of SocialLets at https://www.sociallets.co.uk and related services (the "Platform"). By registering for an account, browsing the Platform, or using any of our features, you agree to these Terms. If you do not agree, you must not use the Platform.
Please read these Terms together with our Privacy Policy.
1. About SocialLets
SocialLets is a digital marketplace for social and supported housing in the United Kingdom. Social and supported housing — connecting landlords and providers.
We provide tools for:
- Landlords to list whole properties for housing providers
- Housing providers to post landlord requirements, and to view matched properties
SocialLets is an intermediary platform only. We do not act as landlord, tenant, agent, guarantor, local authority, care provider, or legal adviser. We do not guarantee that any listing, placement, requirement, or match will result in a tenancy, licence, referral, or agreement.
2. Definitions
- "User" means any person or organisation with an account or anyone who accesses the Platform
- "Landlord" means a user listing whole properties for providers
- "Housing provider" means a registered organisation posting landlord requirements
- "Listing" means a property, placement, or requirement published or drafted on the Platform
- "Match" means a suggested connection between a property and a provider requirement based on Platform criteria
- "Content" means text, images, data, and other material submitted to the Platform
3. Eligibility and accounts
To use the Platform you must:
- Be at least 18 years old, or have authority to act on behalf of an organisation
- Provide accurate, current, and complete registration information
- Maintain the security of your login credentials
- Promptly update your account if your details change
- Use the Platform only for lawful housing-related purposes
You are responsible for all activity that occurs under your account unless you notify us promptly of unauthorised access.
We may refuse, suspend, or terminate accounts at our discretion where we reasonably believe these Terms have been breached, information is false or misleading, or use of the Platform poses a risk to users or the public.
4. Housing provider verification
Housing providers may be required to complete onboarding and verification before posting landlord requirements. Verification may include review of organisation type, registration details, and supporting information.
Verification indicates that we have reviewed submitted information at a point in time. It does not constitute endorsement, accreditation, regulatory approval, or a guarantee of quality, safeguarding standards, or fitness for purpose.
We may revoke verified status if information becomes inaccurate, incomplete, or misleading.
5. Role-specific terms
5.1 Landlords
- Landlords may list whole properties for social lettings and supported accommodation intended for housing providers
- Listings must not be used as a room-by-room board for individual tenants unless expressly permitted by us
- Properties submitted for publication may be reviewed before appearing as approved on the Platform
- Landlords are responsible for compliance with landlord obligations, licensing, safety certificates, insurance, and applicable housing law
- Landlords must ensure listing information, including EPC, gas safety, EICR, and accessibility details, is accurate and kept up to date
5.2 Housing providers
- Providers may post tenant placements and landlord requirements
- Providers must accurately describe support levels, eligibility, urgency, and property needs
- Placement eligibility criteria must reflect genuine suitability requirements and must not unlawfully discriminate
- Providers are responsible for safeguarding, referrals, allocations, and any tenancy or licence arrangements entered into with landlords or tenants
- All housing providers may use provider features free of charge at all times, regardless of organisation type
6. Listings, content, and acceptable use
You agree that all Content you submit will be lawful, accurate, and not misleading. You must not post Content that:
- Is false, fraudulent, defamatory, harassing, hateful, or discriminatory
- Infringes intellectual property or privacy rights
- Contains malware, spam, or deceptive links
- Promotes unlawful discrimination in housing
- Misstates compliance, safety, licensing, or availability
- Attempts to circumvent verification or access controls
We may edit, hide, reject, or remove Content, suspend publication, or restrict visibility where we reasonably believe it breaches these Terms, applicable law, or our policies.
You retain responsibility for your Content. You grant SocialLets a non-exclusive, royalty-free licence to host, display, reproduce, and use your Content solely to operate, promote, and improve the Platform.
7. Matching and platform limitations
The Platform may suggest matches between landlord properties and provider requirements, or between placements and tenant search preferences. Match scores are indicative only and based on limited data fields available on the Platform.
We do not:
- Inspect properties or verify physical condition
- Conduct referencing, credit checks, or right-to-rent checks
- Assess safeguarding risk or support suitability
- Negotiate terms between users
- Guarantee the accuracy of user-submitted information
Users must carry out their own due diligence before entering into any arrangement.
8. Platform access
SocialLets is free for all account types. There are no listing fees and no subscriptions.
- Landlords: free — unlimited property listings
- Housing providers: free
Use of the Platform does not guarantee matches, enquiries, tenancies, or income.
9. Intellectual property
The Platform, including its design, software, branding, text, graphics, and underlying code, is owned by or licensed to SocialLets and protected by intellectual property laws. You may not copy, modify, distribute, scrape, reverse engineer, or create derivative works from the Platform except as permitted by law or with our prior written consent.
The SocialLets name, logo, and related marks must not be used in a way that suggests partnership, endorsement, or ownership without permission.
10. Third-party services and links
The Platform may include maps, fonts, hosting, analytics, or other third-party services. Your use of those services may be subject to separate terms. We are not responsible for third-party websites or services linked from the Platform.
11. Suspension and termination
You may close your account at any time by contacting us. We may suspend or terminate access immediately where we reasonably believe you have:
- Breached these Terms or applicable law
- Submitted false, misleading, or harmful Content
- Compromised Platform security or other users' safety
On termination, your right to use the Platform ceases. Provisions that by their nature should survive termination will continue to apply, including intellectual property, disclaimers, limitation of liability, and governing law.
12. Disclaimers
The Platform is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we disclaim all warranties, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
We do not warrant that the Platform will be uninterrupted, error-free, secure, or free from harmful components, or that matches or listings will meet your requirements.
13. Limitation of liability
Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law, including liability for death or personal injury caused by negligence, fraud, or fraudulent misrepresentation.
Subject to the above, SocialLets shall not be liable for:
- Loss of profits, revenue, business, goodwill, or anticipated savings
- Loss or corruption of data
- Indirect or consequential loss arising from use of the Platform
- Acts or omissions of users, including landlords, providers, and tenants
- Any tenancy, licence, referral, placement, or agreement between users
Our total aggregate liability to you for claims arising out of or relating to the Platform or these Terms shall not exceed £100.
14. Indemnity
You agree to indemnify and hold harmless SocialLets, its officers, employees, and agents from claims, losses, damages, liabilities, and reasonable costs arising from your use of the Platform, your Content, your breach of these Terms, or your violation of law or third-party rights.
15. Changes to the Platform and Terms
We may modify, suspend, or withdraw any part of the Platform at any time. We may update these Terms to reflect legal, technical, or business changes. Updated Terms will be posted on this page with a revised "Last updated" date.
Where changes are material, we will take reasonable steps to notify registered users. Continued use of the Platform after changes take effect constitutes acceptance of the updated Terms.
16. Governing law and jurisdiction
These Terms are governed by the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction over any dispute arising out of or relating to these Terms or the Platform, except where mandatory consumer protection laws in Scotland or Northern Ireland provide otherwise.
17. General
- If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in effect
- Our failure to enforce a provision is not a waiver of our right to do so later
- You may not assign or transfer your rights under these Terms without our consent; we may assign our rights as part of a business transfer
- These Terms constitute the entire agreement between you and SocialLets regarding use of the Platform
